Caretaker Duties Valuations

Either way, we can assist. We can prepare an arms-length, independent assessment of the caretaker’s role for a reasonable fee. We can also assist with the preparation of a schedule of duties that accurately describes the tasks required (and their frequency) to maintain a complex during its useful life. We have acted as expert witness in Court and Tribunal hearings (including current QCAT hearings) for both caretakers and bodies corporate.
Do you need to check that a proposed caretaker assignee has the skills and experience necessary to carry out the caretaking duties to a professional standard? We can interview the assignee and provide you with a written report assessing their competency in the core skill areas. If appropriate, we may also be able to suggest additional training that they could undertake to address any identified skill issues.
We can also assist by providing an independent caretaker performance review that assesses the caretaker’s performance of duties such as cleaning, gardening and maintenance based on the observable condition of the scheme during a spot inspection.

- address lot owner complaints about an individual duty performance,
- negotiate an equitable contract variation when a duty needs to be removed, added or altered,
- review an old duties schedule to ensure it accurately reflects the body corporate’s current physical and legal requirements, and/or
- document that the committee has fulfilled its duty of care to the lot owners when supporting a request made by the caretaker.
